Stella’s practice involves all aspects of commercial property transactions, including the acquisition, disposition and financing of commercial real estate, joint ventures, property management and leasing of office, retail and industrial space. She has developed particular expertise in portfolio acquisitions for real estate investment trusts (REITs), publicly-traded real estate companies and other institutional investors.

Stella also advises on the real property aspects of insolvency and security enforcement transactions, as well as on real property matters as part of corporate acquisitions, reorganizations and insolvency restructurings.

    • Dream Office REIT and H&R REIT on their $1.266 billion acquisition of Scotia Plaza from The Bank of Nova Scotia, the largest single asset real estate transaction completed in Canada.

    • Dream Office REIT on its $1.4 billion acquisition of Whiterock REIT.

    • Target Corporation in connection with its $1.825 billion acquisition of Zellers store leases in Canada.

    • General Motors in its restructuring and the ongoing compliance with its US$3 billion credit facility.

    • Royal Bank of Canada on various loans to borrowers secured by properties in Toronto, Montreal and Vancouver.

    • Dream Office REIT in its sale of a $2.4 billion real estate portfolio to GE and concurrent investment by GE in Dream REIT, the largest real estate transaction ever completed in Canada.

    • Prudential Real Estate Investors in their acquisitions of Dundas Edward Centre, Toronto and Stantec Centre, Edmonton.

    • The bondholders in connection with the first mortgage bond financing of 1 First Canadian Place, Toronto, Ontario.

    • Various landlords and tenants on the leasing and subleasing of industrial, office and retail properties.
